Once this schedule is prepared, we’ll carefully measure and calculate the cost for each individual item. This gives you complete transparency — not only on the total project cost but also through a clear, itemised breakdown with descriptions of each element.

This approach makes it simple to manage any changes along the way. If you decide to add or adjust something during your project, we can easily update the schedule to reflect those changes, ensuring everything stays clear and straightforward.

There are a few key considerations before breaking ground on any construction project. Here’s a quick overview of what may be required:

• Architect – While not legally required, we highly recommend appointing an architect for most projects. They can help you define your vision, create clear layouts, and provide a detailed specification of works. We’re happy to recommend trusted architects we’ve worked with.
• Structural Engineer – A structural engineer isn’t always needed, but if your project involves altering or removing load-bearing elements, their input will be essential. Again, we can connect you with experienced professionals.
• Building Control – Yes — Building Control is required for almost all works, except those of a purely decorative nature. They ensure your project meets legal safety, structural, and quality standards through inspections and approvals. Don’t worry if you haven’t arranged this yet — we can guide you and connect you with either council or private Building Control services to take care of it.
• Planning Permission – Not always required. Some projects fall under permitted development rights (e.g., certain extensions or loft conversions). However, planning rules can vary by area and may change over time. We always recommend checking with your local council or speaking with a planning consultant before starting.

Not necessarily — it depends on the size and complexity of your project. While an architect isn’t always required, we do highly recommend working with one, especially for projects that involve detailed design, planning, or structural changes.

Yes, all projects will be covered by a formal contract outlining the scope of work, pricing, timeline, and other important details. This ensures mutual understanding and sets clear expectations for both parties. 

Our payment process is designed to be clear and straightforward. We use a document called a Valuation of Works, which works hand in hand with your itemised quotation. As your project progresses, we’ll issue valuations at agreed stages, showing the percentage of completion for each item.

This gives you a transparent view of how your investment is being used and ensures peace of mind — you’ll only ever be paying for materials and labour that have been completed on site, not in advance.

If any unforeseen issues or changes arise during the project, we handle them through a formal variation process. This means:

• We communicate any potential variations to the original scope before any additional work is carried out.

• Each option is assessed in terms of budget impact, design integrity, and structural stability to ensure we find the best path forward.

We prioritise clear and honest communication throughout the entire project. Our team will keep you updated on progress throughout the project, through multiple means of communication and will always be available to advise on requirements and updates.

Understandably, project durations are variable dependent on the scope of work. With each project confirmation, we will provide a clear project timeline including all key stages, so you have full visibility on what to expect and when.

Yes, clients will retain 2.5% of the total project value until they are completely satisfied with the work. We offer a fixed-term snagging period following the completion of the project, during this time, any minor issues or adjustments can be addressed. This 2.5% then becomes payable upon the completion of the agreed snagging items.
